Conness Crissy Real Estate Advisors’ (CCREA) Patrick Conness and Mike Crissy have negotiated the sale of a freestanding industrial building located at 800 Old Griffin Road in Dania Beach, Florida.

The 27,893-square-foot building is situated on a 4.13-acre parcel and features a 60,027-square-foot (1.38 AC) outside storage yard. The property is highly unique in that it offers 650 linear feet of frontage along Dania Cutoff Canal. Conness and Crissy were named exclusive representatives to market the property by the owner, 800 Marine Technical Center, Inc.

The buyer, South Florida Boat Center, a full-service marine business which offers boat sales, repair & customization, paid $2,725,000 for the asset. The deal closed September 18. SFBC plans to redevelop a portion of the property into a state-of-the-art showroom and service center.

“We were in a unique and fortunate position of having a product with the ideal location and zoning to perfectly match the needs of the buyer,” commented Conness.

The property is particularly well situated with superb proximity to both Fort Lauderdale / Hollywood International Airport & Port Everglades, as well – U.S. Highway 1 immediately to the East and Interstate 95 less than 1 mile to the west.

“800 Old Griffin Road is located in a high-growth area where available land for development is virtually nonexistent,” added Conness. “Due to the lack of available land, this corridor is often characterized by extremely high barriers to entry. This deal was meant to be and clearly a win-win for both sides.”

The property has undergone several changes of use as the needs of the local economy have evolved over the years, with the original operation having a major impact on the City of Dania.

The building was originally constructed for the purpose of a commercial tomato packing and canning facility in the 1930’s. Danish immigrant Andrew C. Frost opened the first general store in Dania and founded a tomato farm, with tomatoes becoming the staple of the local economy. Frost’s investments in land and infrastructure led to the incorporation of the town of Dania in 1904. A few years later, the population grew from 35 to more than 1,000 residents, many of whom were involved in the tomato growing.

Dania was one of just a few places where tomatoes were grown in the United States. Rail cars full of fresh tomatoes were transported from Dania to northern US cities. Tomatoes evolved into a multi-million-dollar business and Dania became known as the ‘Tomato Capital of the World’. By the late 1940s, saltwater intrusion into the crop fields ended the tomato boom.

The John P. Downs Company purchased the property in 1988 and converted it to a full-scale metal fabrication and machine shop compound. The current owner will transition the property into a full-service boating and marine operation, an industry Dania Beach provides great support to.
