Marcus & Millichap (NYSE: MMI), a leading commercial real estate investment services firm with offices throughout the United States and Canada, today announced the sale of Dollar General, a 9,026-square foot net-leased property located in Sallisaw, Okla., according to Ari Ravi, regional manager of the firm’s Tampa office. The asset sold for $1,094,400.
The buyer, a private investor, was secured and represented by Daniel Hurd, a senior investment advisor in Marcus & Millichap’s Tampa office.
“Dollar General has committed to opening hundreds of stores across the country this year and my team has never been busier. Built in 2016, this deal was particularly attractive to my client because of the long term lease agreement with the tenant, which required no landlord responsibilities. Our deal team was very diligent and we were able to source financing from a local community bank based out of Oklahoma. As dollar stores continue to trade at record pace, we look forward to continued success moving into 2019,” said Mr. Hurd.
This site sits on a 1.43-acre parcel of land in Sallisaw, the county seat of Sequoyah County. The city lies within the Green Country region of eastern Oklahoma, known for its rolling green hills. The population was 8,880 at the 2010 Census, an 11.2 percent increase from 7,891 at the 2000 Census. Sallisaw is part of the Fort Smith, Arkansas Oklahoma Metropolitan Statistical Area. Sallisaw is approximately 22 miles from Fort Smith, Ark. Dollar General is located at 112839 U.S. Highway 59 in Sallisaw, Okla.
