Tampa Condo Sale Sets Price-Per-Square-Foot Record

9/19/18

A Tampa condominium in the Parkside of One Bayshore has set a record for the highest-priced sale per square foot in 10 years. The residence at 275 Bayshore #1808 was sold on August 31 for $730,000, at $479.32 per square foot. Paul DeSantis of Premier Sotheby’s International Realty’s Tampa office was the listing agent.

The three-bedroom, three-bath penthouse-level residence boasts panoramic views of Tampa Bay, Davis Islands and Harbour Island from an extended balcony and oversized windows. Resort-style amenities include a fitness center and rooftop pool area overlooking the downtown skyline.

The Parkside sale is an indicator of the increased demand for downtown Tampa condominium residences in the last two years. From 2008 to 2016, prices stayed consistently below $400 per square foot until DeSantis sold unit 1705 at $422.12 per square foot in September of that year. Price per square foot averages have seen an overall increase in the downtown Tampa condominium market ever since.

In May 2018, DeSantis also sold the highest-priced per square foot condominium in the history of the Towers of Channelside in downtown Tampa. Located at 449 South 12 Street Unit #2404, the three-bedroom, three-bath residence sold for $849,000, at $480.98 per square foot.

“The condo market has become very aggressive in downtown Tampa and there are many buyers who will do what it takes to get a rare or unique unit before it goes public. With only six true high-rise buildings — 15 floors or more — the inventory is very limited, while the demand for condo living and to be a part of the growth downtown is very high.” — Paul DeSantis, Premier Sotheby’s International Realty.
