CBRE’s Tom O’Loughlin and Larry Genet Awarded Exclusive Leasing Assignment For Broward County’s Newest Logistics Campus

CBRE Senior Vice President Tom O’Loughlin and First Vice President Larry Genet have been named exclusive leasing agents for Bridge Development Partner’s newest project, FLL Logistics, a two-building 174,129-square-foot logistics facility, located at 1300 S.W. 32nd Court at Fort Lauderdale–Hollywood International Airport.

Bridge Development Partners purchased the property from Broward County Public Schools for $5.65 million in June 2018.

The 10.2-acre site housed Edgewood Elementary School, which closed in 1996.

The developer expects to complete the project in the second quarter of 2019. It will have buildings of 92,165 and 81,964 square feet with 32-foot ceiling heights and will be for lease as spec industrial development.

The site is just north of Interstate 595.

“Our team is excited to launch the leasing of this incredibly located state-of-the-art project. Just a few minutes from Fort Lauderdale Hollywood International Airport and Port Everglades, we expect demand from quality tenants to be significant,” commented Genet.

The Class A project features 34 exterior rear load and dock high doors and clear story warehouse windows and is divisible to 24,000 square feet.

“This project falls in line with our proven value-add strategy and marks our third project in the city of Fort Lauderdale,” said Kevin Carroll, a partner in the Southeast region for Bridge Development Partners. “The development site, which has been sitting idle for more than two decades, is just minutes from Fort Lauderdale International Airport and Port Everglades, making it an ideal logistics hub location.”

Bridge Development Partners anticipates delivering about 2 million square feet of industrial space in South Florida over the next 12 months.
