Jaime Sturgis-led firm marketing Chimney House site on Las Olas Boulevard for sale, historic church building in Flagler Village for lease

Native Realty, the pioneering Fort Lauderdale commercial real estate firm led by Jaime Sturgis, continues to position itself as the go-to brokerage for investment sales and leasing in Fort Lauderdale’s urban core. In the latest examples, the firm has been selected as the exclusive listing agent for several high-profile downtown Fort Lauderdale sites.

Sturgis is exclusively marketing a three-property portfolio at 701-715 W. Las Olas Blvd. for sale, with an asking price of $2 million. The portfolio includes the popular Chimney House restaurant, storefront retail space and two multifamily buildings. It represents a rare opportunity for an investor to acquire a trophy asset directly on Las Olas Boulevard.

The firm is also marketing a historic church building that has been converted for office and retail use at 441 NE Third Ave. in the Flagler Village neighborhood. The church was relocated brick by brick from Las Olas Boulevard. Native is offering office and retail spaces between 500 and 12,053 square feet for lease.

Elsewhere in downtown Fort Lauderdale, the firm is listing an office and retail building for lease at 400 S. Andrews Ave., directly on the New River. The offering includes 5,000 square feet of turn-key office space and 2,750 square feet of ground-floor retail.

“We are thrilled to have the opportunity to market these urban core properties, which all have compelling stories,” Sturgis said. “The Chimney House site is a one-of-a-kind investment offering on a key Las Olas Boulevard intersection, the historic church building is a tremendous example of the adaptive re-use we will increasingly see in urban markets and 400 S. Andrews Ave. provides the benefits of a boutique building while being in a Class A location.”

The new assignments continue an extremely busy summer for Native Realty.

Last month, the firm’s Sara Dorfman arranged a Flagler Village lease on behalf of the founders of Rank & File Social Club, a cocktail lounge and live music venue scheduled to open this fall.

On June 29, Sturgis and Amanda Roy closed the $6.75 million sale of mixed-use Seagrape Commons, a fixture in Lauderdale-by-the-Sea for more than 50 years.

In May, Dorfman completed the record-breaking sale of an Airbnb rental property in Fort Lauderdale’s popular Victoria Park neighborhood. The 808-812 NE 16th Terrace property changed hands for $1.65 million, the highest sale price in Victoria Park since at least 2006 and the most expensive in the history of the neighborhood on a price per unit basis.

Also in May, Sturgis represented homegrown co-working space operator General Provision in a long-term lease for a brand-new location in downtown Fort Lauderdale. General Provision is set to soon open the three-story location inside a historic building at 300 SW First Ave., Suite 155 – adjacent to the mixed-use X Las Olas project.

Native Realty is headquartered in Flagler Village’s the Hive – a popular complex with retail, restaurants, offices, a vintage arcade bar and yoga studio.
