Parking Expansion Underway At Pembroke Pointe Office Park In South Florida

CBRE appointed as exclusive leasing agent for office park in Pembroke Pines

Pembroke Pointe, a new LEED® Silver-certified office environment at 880 SW 145th Avenue in Pembroke Pines, Florida, has announced the commencement of a parking expansion project. Surface parking around the building will increase from a ratio of 4.2 spaces per 1,000 square feet to 6:1,000 for office tenants on the upper floors, and 5:1,000 square feet for tenants on the first floor, as a result of the new parking construction. Property owner Duke Realty, South Florida’s premier developer, will manage the parking project, which is expected to be completed in September.

“As the flagship property of South Florida’s premier new office destination, we want to ensure that we provide all the amenities tenants are looking for,” said Ed Mitchell, Senior Vice President of Duke Realty. “The parking expansion comes in direct response to the significant market demand for Class A quality office space with high parking ratios in southwest Broward County. This strategic expansion will put Pembroke Pointe in a league of its own as no other office building in the southwest Broward office submarket can offer tenants as high of a parking ratio.”

Pembroke Pointe recently welcomed two new tenants encompassing 56,000 square feet combined. In a relocation from Miramar, Florida, Elizabeth Arden is bringing one of the beauty empire’s four global headquarters to 18,500 square feet at Pembroke Pointe. GMMI is leasing an entire floor spanning 37,500 square feet in the region’s finest available Class A office building.

Widely considered the founder of the American beauty industry, Elizabeth Arden selected the second floor of Pembroke Pointe for one of the firm’s four global headquarters, joining its legendary home on New York City’s Fifth Avenue and two other global headquarters in Geneva, Switzerland, and Stamford, Connecticut.
