With Planet Fitness opening soon and 5 new leases signed, River Landing is now 81% leased
River Landing Shops & Residences, the recently opened 8.14-acre mixed-use development along the scenic Miami River west of Downtown Miami, announced that fitness center Planet Fitness will open soon. In addition to Planet Fitness’ opening, River Landing has signed leases for five new tenants set to open in the spring and summer of 2021. The new tenants will occupy more than 17,000 square feet of space in total, bringing River Landing to 81% leased three months after completing construction.
Planet Fitness will occupy 18,460 square feet of space on the fourth floor and offer state-of-the-art cardio machines and strength equipment, a 30-Minute Express Circuit, rowing machines, fully equipped locker rooms with day lockers and showers, HydroMassage loungers, massage chairs*, tanning booths, Total Body Enhancement booths and more. The new facility will be open and staffed 24 hours a day, seven days a week (in accordance with local curfew restrictions.)
The new leases signed in recent days and weeks are:
- Cosmetics retailer Ulta Beauty is leasing approximately 9,000 square feet of retail space on the center’s second floor. The store at River Landing will include Ulta Beauty’s signature salon services and brow bar, providing visitors an unparalleled beauty experience. Ulta Beauty is scheduled to open at River Landing in March 2021.
- Ficelle Boulangerie & Patisserie, a French bakery led by owner Chef Olivier Rizk, will occupy 1,800 square feet on its first floor and is scheduled to open in March 2021. The cafe specializes in all sorts of French pastry, desserts and its award-winning bread. Chef Rizk has been recognized for best baguette in New York City.
- Sapphire Prive Med Spa will occupy 1,250 square feet on the first floor and is also scheduled to open in March 2021.
- Pediatric Dental Center will occupy 2,200 square feet on its third floor and is on track to open in July 2021.
- Aspen Dental has leased 4,000 square feet on River Landing’s first floor and is scheduled to open in the Summer of 2021.

River Landing, at 1500 NW North River Drive, is currently home to Publix Supermarkets, Ross Dress for Less, Hobby Lobby Burlington Stores, Five Below, Chase Bank, Old Navy and AT&T, which opened earlier this fall. Chick-Fil-A and T.J. Maxx is scheduled to open in the first quarter of 2021.
The sprawling 2.2 million-square-foot development features retail, office, apartments, a landscaped riverwalk, green spaces for enjoyment, cultural events and boat docks. River Landing, which has injected life into a long-forgotten pocket of Miami, anchors the up-and-coming Mid River District.
River Landing is located steps away from the Health District, with a daytime population of more than 50,000. Strategically located between downtown Miami and Miami International Airport, River Landing is helping to meet the growing demand for quality discount retail, grocery, banking, and lifestyle services. It is one of the few retail, office, and residential developments that is accessible by boat in Miami.
By incorporating the Miami River into the project, River Landing offers shoppers an experience that can’t be replicated by online shopping. The new development offers a large open, outdoor atrium that connects the retail stores and creates a communal space for residents and visitors to enjoy while maintaining social distancing. Its design merges interior and exterior environments, allowing retailers to extend into the riverfront patio and atrium spaces to enhance the overall customer experience.
The mixed-use development consists of approximately 346,000 square feet of retail/commercial space, 135,000 square feet of office, 528 market-rate apartments, more than 2,000 parking spaces and the 25-foot-wide riverwalk. A 25,500-square-foot restaurant row can be divided into seven concept restaurants, including from fine dining to casual and family-style outlets.
According to Penabad, River Landing is currently negotiating with several restaurants interested in opening a location in River Landing’s restaurant row in 2021, when the economy is expected to normalize.
River Landing is accessible by Miami-Dade’s main thoroughfares: Interstate 95 and State Road 836. The complex has proximity to two Metrorail stations and the rapid transit system that connects all the major hospitals and research centers to Downtown Miami, East Kendall and Hialeah as well as the Tri-Rail, a commuter rail line linking Miami, Fort Lauderdale, and West Palm Beach.
River Landing is owned by Toronto-based H&R REIT and is being developed by Urban-X Group, a Miami-based real estate company headed by Andrew Hellinger and Coralee Penabad. For nearly 13 years, Urban-X successfully sought to reshape this long-time overlooked submarket of Miami’s urban core.
