Fisher Auction Co., Inc. and NAI Miami, announced today their team of Lamar Fisher and Francis Santos from Fisher Auction and Jeremy Larkin and Joseph Gallaher from NAI Miami negotiated and closed on behalf of their client, U.S. Bankruptcy Court and it’s Trustee, Deborah Menotte, for the Bankruptcy Estate of East Coast Invest, LLC the sale of 6.23 acres of undeveloped land situated at the main entrance of Seneca Industrial Park in Pembroke Park, Florida. The land was sold for $4,054,500.00 to Hallandale Land Trust, LLC, an entity controlled by Elizabeth and Lewis Swezy.
NAI Miami and Fisher Auction Co., Inc. are active firms working in the distressed asset arena assisting Financial Institutions, Receivers and State and Federal Trustees in liquidating real estate and other assets on their behalf. This Bankruptcy Sale permitted the firms to think outside the box to create a comprehensive platform to provide superior results to their shared client. While NAI Miami is exceptionally skilled at liquidating distressed assets through their traditional marketing channels, their skillset in handling live or online auctions was limited. Fisher Auction Co., Inc. is one of the premier live and online real estate auction firms in the Southeast Region. When the Trustee approached both entities, Lamar Fisher contacted Jeremy Larkin; they quickly realized working jointly would deliver superior results to their now shared client and within a few minutes their partnership on this transaction was created.
The original marketing plan was an organized national campaign focusing on developers and investors who were currently operating in or considering acquiring land in South Florida which would then convert to an in-person auction in Fort Lauderdale in late April 2020. The campaign generated over 1 million impressions from entities and individuals in 23 states, Canada and Latin America. During the marketing period, COVID 19 struck the United States. Rather than postponing the marketing campaign and recommending delaying the sale to a later date, the team recommended to continue to pursue the sale and convert the auction to an online format which Fisher Auction Co., Inc. was easily able to accomplish. After placing substantial deposits with the Trustee’s represented law firm, the bidders in the online auction aggressively bid on the property for almost three hours with the electronic gavel awarding the sale to Hallandale Land Trust, LLC.
