Cushman & Wakefield Negotiates $4.4M Sale of Kirkman Station Site

Cushman & Wakefield announced today that it has negotiated the sale of a ±9.5-acre site near the entrance to MetroWest.

Senior Director Margery Johnson and Senior Associate Andy Slowik represented Salt Lake City-based Valencia Properties, Inc. in the sale of the land located at the southwest corner of Kirkman Road and Raleigh Street. A partnership of Maitland, FL-based Kirkman Raleigh Investors, LLC and Equinox Development Properties, Inc. acquired the land for $4.419 million ($465,1578 per acre).

The buyers intend to develop a Wawa and 24-Hour Fitness on the site with the potential for additional retail. Construction on the development, to be named Kirkman Station, is expected to begin in 1Q 2017.

The Kirkman Station site is a highly-desirable infill location situated adjacent to Valencia College and offering exceptional access to MetroWest, downtown Orlando, the tourist corridor and some of Orlando’s most vital employment centers. Each day, 54,000 vehicles travel this segment of Kirkman Road.

“The high traffic count on Kirkman Road, the proximity of Valencia College with almost 30,000 students and approximately 3,300 nearby multifamily units assure the success of this development,” said Johnson.

MetroWest is a 1,805-acre, master-planned community in southwest Orlando. The community was developed in the 1980s by Orlando-based Debra, Inc. and is now home to 10,000 residential units, 1.4 million square feet of office space and 762,444 square feet of retail and restaurant space.
