
Gordon Messinger Represented Building Owner Hoffman Properties in Securing Office Leases with Florida International University and PCM, Inc.
Cushman & Wakefield announced today that Managing Director Gordon Messinger has negotiated nearly 30,000 square feet of long-term leases at Flagler Corporate Center.
Messinger, representing building owner Hoffman Properties, secured long-term relocation leases with Florida International University (FIU) and PCM, Inc..
FIU, Miami’s only public research university with an enrollment of 54,000 students, relocated its Herbert Wertheim College of Medicine Physician Assistant Studies program from its main campus on Tamiami Trail to Flagler Corporate Center before the start of the Fall 2016 semester. FIU now houses its classrooms and administrative offices in 14,000 square feet on the ground floor. Vivian Gonzalez, John Marshall and Matthew Cheezem of JLL represented FIU.
Messinger also negotiated a long-term 16,000-square-foot relocation lease with PCM, Inc., a value-added direct marketer of technology products, services and solutions to businesses, government and educational institutions and individual consumers. PCM is relocating its Latin American operations headquarters and approximately 90 employees to Flagler Corporate Center. Luciana Carvalho and Chris Harak of Blanca Commercial Real Estate represented PCM.
"These were highly competitive processes that culminated in a great fit for all parties," said Messinger. “FIU and PCM were able to find well-appointed spaces in a prime location while Hoffman Properties added two great tenants.”
Flagler Corporate Center is a six-story, 635,000-square-foot multi-tenant office building on 26 acres in the Miami Airport West submarket. The facility, located at 9250 West Flagler Street, was originally designed and constructed for Florida Power & Light (FPL), which remains the largest tenant in the building. The building is also home to Simply Healthcare, which leased 90,000 square feet in 2015 for its new corporate headquarters. Flagler Corporate Center is approaching 90 percent occupancy. The building was 62 percent occupied when Messinger assumed leasing responsibilities in October 2014.
Flagler Corporate Center was acquired in 2014 by Hoffman Properties. The building is secured 24/7 and offers an abundance of parking, an on-site cafe, a rooftop helipad and fiber optic networking service through FiberNet.
