Cushman & Wakefield Capital Markets Team Closes $230M in Sales in One Week

The Capital Markets Team of Mike Davis, Rick Brugge and Michael Lerner Negotiated Seven Sales Comprising More Than Two Million Square Feet of Office and Industrial Space Across the State of Florida

The Cushman & Wakefield Capital Markets team of Executive Director Mike Davis, Senior Director Rick Brugge and Senior Director Michael Lerner announced today that it has closed seven office and industrial sales across the state of Florida in the past week.

The seven transactions were valued at more than $230 million and comprise more than two million square feet of office and industrial space in Miami, Orlando, Fort Lauderdale and Jacksonville.

“This has been an extraordinarily robust period for investment real estate,” said Davis. “Strong leasing fundamentals combined with low interest rates and the expansion of investment capital into the sector is driving demand for hard assets.”

Primera Towers Portfolio • Orlando, FL

As previously announced, the team represented an ownership venture of Miami-basedBanyan Street Capital, funds managed by Los Angeles-basedOaktree Capital Managementand Munich-basedBalandis AGin the $130 million sale of Primera Towers, a five-building, 771,826-square-foot Class A office portfoliostrategically located immediately east of Interstate 4in Lake Mary, FL. The assets were acquired by Miami-basedParmenter Realty Partners. This was the most valuable suburban office transaction in Orlando since the 2002 sale of Heathrow International Business Center.

LeeVista Business Center • Orlando, FL

As previously announced, the team negotiated the $47.9 million sale of LeeVista Business Center, a three-building, 479,100-square-foot, Class A, rear-load warehouse and distribution portfolioadjacent to Orlando International Airport. Cushman & Wakefield represented Atlanta-basedMcDonald Development Companyin the disposition. The portfolio was acquired by Los Angeles-basedColony Capital.

Weston Commerce Park • Weston, FL

As previously announced, Davis, Brugge and Lerner, in conjunction with Executive DirectorChristopher Metzgerof Cushman & Wakefield’s South Florida Industrial brokerage group, negotiated the sale of Weston Commerce Park, a state-of-the-art 134,400-square-foot Class A rear-load warehouse and distribution building located at1951 North Commerce Parkway. Cushman & Wakefield represented Minnesota-basedFounders Propertiesin the disposition. The asset was acquired by Mississippi-basedEastGroup Properties.

Airport East Distribution Center • Miami, FL

As previously announced, Davis, Brugge and Lerner, in conjunction with Executive DirectorWayne Ramoskiand Associate DirectorGian Rodriguezof Cushman & Wakefield’sSouth Florida Industrial Team, negotiated the sale of Airport East Distribution Center, a three-building, 397,585-square-foot warehouse and distribution facility located at7000 NW 32nd Avenue. Cushman & Wakefield represented Miami-basedTerranova Corporationin the disposition. The asset was acquired by Miami-basedEquitable Real Estate Partnersfor $17.5 million ($44 per square foot).

President’s Plaza • Orlando, FL

The team represented West Palm Beach-basedMcCraney Property Companyin its disposition of 7101 Presidents Drive, a three-building, 108,432-square-foot distribution and warehouse campus located at7101 Presidents Plazain Orlando Central Park. Laguna Niguel, CA-basedAvistoneacquired the asset for $9.3 million ($86 per square foot).

Eastpark Center West II • Jacksonville, FL

Davis, Brugge and Lerner, in conjunction with DirectorTyler Newman, represented Montreal-based investorDalfen America Corp.in its disposition of Eastpark Center West II, a two-building, 91,116-square-foot light industrial portfolio located onCentral Parkwayin Jacksonville’s Southside submarket. The buildings were developed in 2005 and are currently 88 percent leased. McDonald Land Holdings, LLC acquired the buildings for $6.175 million ($68 per square foot).

The Optum Building • Orlando, FL

The team represented the seller in its disposition of The Optum Building, a Class A office building located in Orlando Center of Commerce. The building is fully-leased to Optum, an Eden Prairie, MN-based health care services provider, which houses a call center at this location.
