
Holliday Fenoglio Fowler, L.P. (HFF) announced today that it has closed the $43.05 million sale of Cypress Park West I and II, a two-building, Class A office complex totaling 225,757 square feet in Fort Lauderdale, Florida.
HFF marketed the property on behalf of the seller, Stockbridge Capital Group (Stockbridge). The buyer is Naya USA Investment & Management, a private investment group based in Hollywood, Florida.
The Cypress Park West I and II buildings are situated on 18.45 acres at 6700 and 6750 N Andrews Avenue in the Cypress Creek office submarket of Fort Lauderdale. The 97-percent-leased complex is anchored by Microsoft’s Latin American Headquarters and is home to additional tenants, including Regus, Sprint, MSC Cruises and Southern Auto Finance Company. The location offers direct frontage and easy access to Interstate 95 and Florida’s Turnpike and is a short distance from the Fort Lauderdale/Hollywood International Airport and the Cypress Creek Station of the Tri-Rail system. Building amenities include an on-site café, conference facility, 24/7 security and a 660-space parking facility with Level 2 electric vehicle charging stations. Additionally, the property is adjacent to a full-service Marriott.
The HFF investment sales team representing the seller was led by director Ike Ojala, senior managing director Hermen Rodriguez and associate director Jorge Portela.
HFF’s office investment sales team has closed more than 2.6 million square feet of office space in the Miami/Fort Lauderdale market in 2016. Notable transactions include Aventura Corporate Center, Miami Tower and Datran Center, among others.
