Cushman & Wakefield Targeting HQ Users for Southside Jacksonville Warehouse

The Industrial Team of Tyler Newman and Jacob Horsley will Lease the 244,000-Square-Foot Warehouse at 9431 Florida Mining Boulevard East

Cushman & Wakefield announced today that it has been named exclusive leasing agent for 9431 Florida Mining Boulevard East, a 244,000-square-foot warehouse in Jacksonville’s Southside submarket.

The industrial team of Director Tyler Newman and Associate Director Jacob Horsley were selected to lease the building by a private investor.

9431 Florida Mining Boulevard East was built in 2005 on a 17.9-acre site. The building features 20,000 square feet of office space, whole-building HVAC, 32- to 40-foot clear heights, a full-building backup generator and 180 parking spaces. The site also offers an additional three acres of land for potential expansion.

The warehouse’s location provides tenants with immediate access to Interstate 95 and Interstate 295 and is just minutes from Interstate 10 and JAXPORT. The building also offers users excellent workforce support, providing a plethora of retail, dining and residential options along U.S. Highway 1 and Southside Boulevard.

“We envision this building as a regional or national headquarters,” said Newman, noting that the entire building will be available for lease in January 2017. “Its large office component, modern finishes, ideal location and potential for expansion could comfortably support a significant workforce and would be ideal for eCommerce or pharmaceutical uses.”

According to Cushman & Wakefield research, the Jacksonville industrial market continues to tighten driven by significant job growth. The Southside submarket is leading the way.

“With over 886,000 square feet of vacant space taken off the market in the second quarter, overall vacancy in the industrial market tightened to 6.5 percent,” wrote Chris Owen, Florida Research Manager, in the firm’s 2Q 2016 Jacksonville Industrial MarketBeat Report. “The Southside submarket had the largest decline in vacancy, falling below 5.0 percent for the first time in over a decade. Space taken off the market in Southside represented almost half of the market’s total decreases, absorbing over 750,000 square feet year-to-date.”
