Alta Developers Purchases Bird Road Site In Coral Gables, Plans Call For Mixed-Use Project

12/21/20

Alta Developers, the South Florida-based developer led by Principal & CEO Raimundo Onetto and behind leading developments such as One Paraiso, LE PARC at Brickell, Pacifica Boynton Beach and VESTA at Neovita, acquired 61,548 square feet of land with an existing office building, at 250 Bird Road, Coral Gables, Fla., for $17.45 million on Dec. 21 from Baptist Health.

The project, titled 250 Bird, will be a boutique 215-unit multifamily rental complex including studios and 1-2 bedroom units, with ground level retail spaces and 30,000 square-feet of office spaces. Coral Gables is one of the most desirable neighborhoods in all of South Florida. Known as one of the country's first master planned communities, it offers a high quality lifestyle, canopied boulevards, parks, excellent schools, a number of historic landmarks and renown Miracle Mile shopping and dining destination. Designed by Behar Font & Partners, the 11-story residential development and renovated office building will be steps away from the posh Shops at Merrick Park and the luxury car dealership, The Collection.

“We are thrilled to continue to expand our footprint within the South Florida market,” said Raimundo Onetto, Principal & CEO at Alta Developers. “250 Bird will be a one-of-a-kind project perfectly located within one of the country’s most desirable locations, Coral Gables, and simply minutes away from Downtown Miami and in walking distance to a wide variety of shops and restaurants. It will be a place where the community can live, work and play and we are confident this project will fit right into the neighborhood.”

Coral Gables has grown tremendously over the years and is home to thousands of businesses both domestic and international. According to the Coral Gables Economic Development Department’s quarterly newsletter in February 2020, due to the city’s business-friendly environment and walkability, office space in Downtown Coral Gables continues to be highly sought after. Thus increasing the demand for residential complexes.

250 Bird’s character will be inspired by Mediterranean and transitional architecture. Its unique design will be replicated to the proportion and architectural elements of Coral Gables landmarks such as the Biltmore Hotel and San Sebastian Apartments. The dynamic mass of the building is emphasized by vertical breaks that follow the scale of the Biltmore Hotel and consists of symmetrical primary façades that sit on a base composed of two orders of arcades.

The office spaces are anticipated to open 2022, while the residential complex will be in 2023. For additional information visitwww.altadeveloprs.com. For renderings of 250 Bird, click HERE.
