Native Realty Completes More Than 60,000 SF of New Lease Transactions in Last 90 Days

Jaime Sturgis-led firm secures tenants at high-profile Fort Lauderdale developments and properties including BH3’s Fabrick, ArchCo and Bluerock’s Motif, Flagler Uptown and the Hive

Native Realty, the pioneering Fort Lauderdale-based commercial real estate firm led by Jaime Sturgis, is not letting a global pandemic stop it from completing a prolific amount of new lease transactions and shaping Fort Lauderdale’s emerging urban neighborhoods. In the last 90 days, Native has finalized more than 60,000 square feet in leases to a variety of retail, office and food-and-beverage tenants in Flagler Village, 13th Street and downtown Fort Lauderdale.

The firm has successfully leased more than 50% of BH3’s adaptive re-use project Fabrick in Flagler Village. BH3 is converting an industrial building into 24,000 square feet of creative office, retail and restaurant space at 801-819 NE Second Ave. Sturgis has secured leases at Fabrick with the following tenants:

  • The NOW Massage, a luxury wellness and self-care destination that offers a curated menu of massages and enhancements (2,366 square feet)
  • Thread and Theory, a high-end women’s apparel and clothing boutique (1,100 square feet)
  • FORM Hair Studio, which specializes in blonding techniques from balayage to highlighting (2,204 square feet)


At Motif, the substantial Flagler Village apartment project with substantial retail and restaurant space, Native’s Dan Ross finalized a 1,245-square-foot lease with women’s clothing store Tonieh Boutique. The firm’s Lauren Sturgis brokered a 1,305-square-foot lease at the project with Mavo Salon. Earlier this year, Native announced that Mitch’s Westside Bagels signed a lease to open a 2,000-square-foot location at the 500 N. Andrew Ave. development.

Native completed two new leases at Tricera Capital’s Flagler Uptown, with Sara Dorfman arranging a 2,236-square-foot lease for Bentley the Brand and Ross completing a 1,731-square-foot lease with Karma Kava Lounge. Ross also finalized a 866-square-foot lease at Tricera’s The Hive with the Honey Pot Smoke Shop.

Flagler Uptown and The Hive are popular Flagler Village buildings known for their eye-catching murals of pop culture icons. Sturgis and Native were instrumental in repurposing, rebranding and curating the former industrial buildings, culminating in the record-setting January 2019 sale of both properties to Tricera.

In a sign of how the mortgage industry is booming, Native’s Kaley Tuning completed a 7,193-square-foot office lease with Fairway Independent Corp. at 1501 NE 26th St. Prominent real estate investment firm Elion Partners owns the property.

Other notable recent leases arranged by Native include:

  • Sturgis facilitating plant-based cosmetic company FitGlow Beauty’s deal to nearly triple the size of its 714 NE 13th St. shop to more than 5,400 square feet
  • A 5,274-square-foot lease with butcher shop A Cut Above to move into the former Quarterdeck Restaurant building at 1541 Cordova Road near Fort Lauderdale’s 17th Street neighborhood. Sturgis also arranged that transaction
  • Restaurant El Tiesto leased 4,936 square feet to open its third South Florida location at 210 SW Second St. in Himmarshee Village. Dorfman represented El Tiesto, and Sturgis represented the landlord in the deal
  • Tuning arranged a 3,000-square-foot lease with “paint and sip” concept Strokes Art Bar at 535 NE 13th St.
  • In downtown Fort Lauderdale, Top Park Services LLC leased 2,640 square feet at 1800 E. Las Olas. Dorfman represented Top Park, and Sturgis represented the building’s owner in the transaction
  • In Wilton Manors, Native completed three new leases at Grass River Property’s Shoppes of Wilton (2276 Wilton Drive): BR XV Fitness Corp. (13,989 square feet), Immediate Care Clinic, LLC (3,421 square feet) and Puppies Dynasty (1,370 square feet)
