Missoni Baia, One Of Miami’s Tallest New Towers, Climbs Skyward

9/25/18

OKO Group, the Miami-based development company founded by international real estate magnate and hotelier, Vladislav Doronin, has announced that the foundation work for Missoni Baia, the sculptural luxury condominium tower located in Miami’s rapidly growing Edgewater neighborhood, is now complete and, over the summer, the building started its vertical ascent above street level. Slated to top out at 649 feet in height, the 57-story building is the first of OKO Group’s four development projects in Miami, and represents the first-ever branded residences from the legendary Italian fashion and design house, Missoni.

In addition to the finished foundation, which includes 190 piles totaling 12,160 linear feet, more than 345 tons of steel-reinforcing bar, and 2,250 cubic yards of concrete—the equivalent of 225 full drum-loads in a cement mixer truck—the installation of columns and shear walls is underway for the building’s expansive amenities deck and parking garage, which will include space for 398 cars and 17 private parking stalls.

OKO Group and its partner Cain International are investing over $150 million in the construction of Missoni Baia, adding to the developer’s unmatched portfolio of over 75 million square feet of world-class commercial, retail and luxury residential space over a total of 71 buildings.

Construction remains on track and on schedule for completion in late 2020.With crews pouring one floor per week. “We are extremely pleased with Missoni Baia’s progress to date and look forward to seeing the tower’s contemporary architecture take shape on this unique waterfront location overlooking Biscayne Bay,” said Vladislav Doronin, Chairman and CEO of OKO Group. “We are certain the building will have a profound effect on the Miami skyline, in addition to offering an elevated and unparalleled living experience in Edgewater, which is already one of the city’s most sought-after residential destinations.”

“We look forward to the steady ascent of the Missoni Baia tower as it rises to become a formative addition to East Edgewater and the Miami skyline," said Jonathan Goldstein, CEO of global real estate investment firm Cain International, and OKO Group’s partner. “With OKO Group and Cain International’s combined experience, developing over 20,000 apartments and condos across the globe, Missoni Baia will deliver first class luxury and amenities in an iconic Miami skyscraper."

Missoni Baia’s architecture is the vision of New York-based Asymptote Architecture, pioneers in the convergence of technology and art in architecture. The firm is best known for its unorthodox and eye-catching international projects including the Yas Viceroy Abu Dhabi hotel, which straddles a Formula 1 racetrack, and the upcoming Hermitage Modern Contemporary Museum in Moscow.

In keeping with Missoni’s artisanal heritage, Missoni Baia will bring expert integration of style, craftsmanship and engineering to life, resulting in a residential experience of unmatched quality and a striking edifice that marks its presence on waterfront and skyline alike. When finished, the elegant tower will consist of 249 elegantly crafted residences, each ranging from one- to five-bedrooms, and 776 to 3,788 square feet.

“The Missoni Baia project continues to resonate well with the domestic market and also with international buyers, particularly those from Mexico, Colombia and Brazil. It is a great confidence boost to see the progress made and we are excited to witness the daily changes on site as construction climbs skyward.” said Edgardo Defortuna, president and CEO of Fortune Development Sales.

Many of the residences offer flow-through layouts with multiple exposures and views of the city, the bay, Miami Beach, and the ocean beyond. Other larger living options include three dramatic duplex townhomes boasting expansive private terraces near the water’s edge, and two spacious penthouses with an option to combine into one larger unit. New York-based interior designer Paris Forino, known for her high-end custom private homes, has conceptualized neutral, but luxurious backdrops for a broad range of furnishings and art.

The interior design of the building incorporates Missoni’s trademark colorful design palette and Missoni Home furniture collection in inventive ways, including in all public spaces and amenities. Residents will have access to a full suite of amenities designed in collaboration with Missoni, offering the comforts of a luxurious resort in a private residential setting. Features include a flow-through deck designed for all-day sunbathing with well-appointed cabanas, four swimming pools including an Olympic-sized lap pool, a children’s pool, and an infinity-edge pool on the Bayfront Terrace, elevated tennis court and an expansive fitness center and spa overlooking the bay.

Missoni Baia is a sculptural tower with an innovative, streamlined, high-performance structure, as evidenced by the aerodynamic super-columns that render the glass façades almost entirely mullion-free. The fin-like corner columns echo the sails and sleek hulls of super-yachts—a fitting metaphor, given the building’s prominent waterfront setting. Landscaping of tropical planting and reflection pools, designed by renowned Swiss landscape architect Enzo Enea, weave together the indoor and outdoor spaces.
