Exclusive transactions continue duo’s reign in elite North Palm Beach neighborhood

Lost Tree Realty, a member of Illustrated Properties and the Keyes Family of Companies, continues its track record of extraordinary success in North Palm Beach’s Seminole Landing neighborhood, with the closing of $7.85 million in recent residential real estate sales, while listing a lovely custom home for $5.95 million.

Peter Erdmann and Denice Sexton of Lost Tree Realty completed a $4.1 million transaction at 1138 Banyan Estates Drive. The 5-bedroom, 5.5-bathroom home was built in 2016 and is just minutes from Seminole Landing’s private beach.

At 6,556 total square feet on more than one acre of land, the 1138 Banyan Estates Drive home comes with impact windows and doors throughout, a wet bar, pool, summer kitchen, open balcony, clubroom and space for four parked cars. The home is also equipped with Control4 smart home technology, which allows for control of the home’s lights, air conditioning, audio visual system and the covered loggia’s hurricane screens.

Sexton and Erdmann also arranged the $3.75 million sale of 12331 Banyan Road, a 4-bedroom, 4-bathroom single family home measuring 3,887 square feet on 1.21 acres. The waterfront property, built in 1999 and remodeled in 2004, includes a pool, lush garden area, patio and three-car garage. The surrounding community includes private beach access and quiet roads perfect for jogging and biking. The undisclosed buyer of 1138 Banyan Estates Drive served as the seller of 12331 Banyan Road. Lost Tree served as the listing agent for both properties.

“Denice and Peter have continually demonstrated their understanding of this unique community and have worked closely with buyers and sellers with much success. This team has closed over $80 million in transactions over the years” said Mike Pappas, CEO and President of Illustrated. “They have built and maintained relationships with its residents and continue to exemplify the people-first approach of Illustrated Properties.”

In an example of how success in Seminole Landing yields new opportunities, the Lost Tree team has listed 12175 Banyan Road with an asking price of $5.95 million. The 5-bedroom, 4.5-bathroom home with an open floor plan measures in at 5,743 square feet on a 1.06-acre lot. Custom built in 2008, the home is just steps from the Atlantic Ocean, catering to the waterfront lifestyle associated with South Florida.

The property also includes a summer kitchen, cabana bath, putting green, fireplace, three-car garage, 15-foot by 40-foot pool and spa and reserved space for an elevator.

“This neighborhood is home to some of the area’s most stunning and important properties,” said Erdmann. “We’re fortunate to play a role in bringing new families to Seminole Landing by spreading the word about this hidden gem, located in the heat of North Palm Beach just minutes from world class shopping, dining, private schools and heath care.”

“Seminole Landing is near and dear to my heart,” said Sexton. “My husband and I raised our family in this community and developed long standing friendships for ourselves and our children. It is a magnificent community to raise a family with large lot size, proximity to the Beach, and wonderful neighbors.”

Sexton and Erdmann specialize in developing strong working relationships with individuals, families and trusts and are one of the most successful real estate teams in the area, having attained some of the highest sales in Lost Tree Village, Jupiter Island and Seminole Landing.

About Illustrated Properties: The story of Illustrated Properties began in the 1930s, when F.F. “Bud” Adams, Sr. started selling land in Hobe Sound and on Jupiter Island. His son, Bud Jr., took the family business to Palm Beach in 1975 and founded Illustrated Properties. He also became the exclusive broker for Lost Tree Village and John’s Island. Under the leadership of Bud Jr.’s son, F.F. “Chappy” Adams III in the 1980s, Illustrated grew significantly while implementing new and innovative real estate technologies. The company endured a great loss with the passing of Chappy Adams in January 2013 but continued to grow as the #1 real estate brand in Palm Beach County while maintaining the culture of a family-owned business. Today, Illustrated Properties has more than 500 agents in 21 offices throughout Palm Beach, Martin, St. Lucie, Volusia and Collier counties.
